A Message from the Board

Dear Neighbors,

As a volunteer, I and other neighbors were asked by you to work on a Board to handle the myriad of issues that impact the quality of life here at Fourth Street Lofts.

There have been several e-mails and comments made recently that indicate displeasure in how we are resolving (or not resolving) problems promptly, including issues of security and maintenance.

If any of you want to volunteer to help resolve any of the important issues on the table, I urge you to participate in the solution. I am speaking of a time commitment, active participation and a willingness to accept responsibility and to communicate our progress to our neighbors.

Effective immediately, Vice President Ray Boyer is the lead point of contact for any matters pertaining to the building, including day-to-day maintenance to security concerns. He is the Board member chartered with this responsibility. Please contact him directly with any concerns. He will also be the single point of contact with Collins Management.

Gary Hill is our CFO, and is responsible for maintaining our financial matters. Any proposals that impact owners, such as assessments or allocations of any expenditures, will be his responsibility. His role is to assure that no monies are spent without prior approval or appropriate processes.

I am accepting responsibility for our Board's performance in these first 50 days. We had to learn quickly and hit the ground running. If you feel that we have not been responsive, you need to talk to me directly. Rumors, e-mails and blogs don't always get to me. Contact me directly and I will listen. Your needs must be communicated to me or they will just remain complaints without repository.

Accountability belongs to everyone in the building. We all need to be diligent about what goes on. If you hear a strange noise or see a loiterer, call the police. If you smell smoke, call the fire department. If the garbage door is open, close it. I know that is what I do, and I would expect the same of my neighbors.

Finally, we need to have a fun event sometime soon to get acquainted and to share some positive vibes. This is a great place to live, and urban, loft living comes with its challenges, but we still love it.

TRASH BASH VII

Sunday, April 23, 2006 is TRASH BASH VII. Trash bash is what we call the neighborhood clean-up efforts that we do annually around Earth Day. This is our 7th organized effort and my fourth year to organize the event.

If you missed out, ask Jay how much fun it is to meet new friends and do your good deed by helping to clean up the trash. As disgusting as it can be, it still manages to be fun. There's also the added bonus of a free afternoon barbeque, whether you clean up or not.

Did I mention the free food? Free beer? Free ice cream?

This year we're doing something even better! We're raffling off some prizes for all those that help clean. So while everyone can come to the (free) bbq, only those that clean are eligible for the raffle. An iPod Mini, some great wines, and some gift certificates from local merchants are among the prizes.

SUNDAY April 23, 2006
Cleaning starts at 9am at 229 Harrison (at 3rd St) and goes until around noon. FREE Barbeque starts at 1pm at the same location.

Monday HOA Meeting Cancelled

Due to lack of interest, there will be no meeting Monday. Actually, that's not true. There's no meeting because both John Hagar and Jack Allen have prior commitments. Something about Christmas - or something.

New Elevator Lock, Keys

Our elevator access lock will be changed Friday 16 December 2005. On that day only the new keys will work to take you to the garage.

Two new keys have been mailed to loft owners by Collins Management.

If you are a renter, you need to contact your landlord.

If you are an owner and haven't received your keys, contact Dan Stone at Collins Management. If you want more than two keys, contact Dan. Each replacement keys cost $5 including postage.

Fire Alarm Inspection

On Monday November 28th at about 1:00 PM , Bay Alarms will be inspecting and testing our fire alarm system. Testing will include the sounding of the fire warning horn.

At the regular August 2005 Meeting the Board agreed as follows concerning dues: (a) a 4% dues increase plus (2) a one time annual assessment of 6% to be charged to residents on a monthly basis. After review, it has been determined that the Board’s authority for an annual assessment is limited to 5%. Therefore, the Board will consider a motion to reduce the previously agreed upon annual assessment from 6% to 5%.
No other issues will be addressed at this meeting.

This is to let you know that a new organization has formed to represent the Jack London District, an Oakland area extending from the Embarcadero to the 880 freeway, and from the Lake Merrit Channel to Adeline Street, and encompassing both Jack London Square and the historic Waterfront Warehouse District..

The Jack London District Association (pending 501(c) (3) ) is organized to represent all residents, property owners, business owners, and other stakeholders in the effort to promote positive relationships within the district and with municipal governments, public and private agencies, community-based and advocacy groups, and other interested persons regarding activities occurring in or relating to the district.

The Association has elected seven directors and has commenced business. It welcomes input and participation from all Jack London District stakeholders.

Earth Day+Trash Bash!

Saturday is Earth Day in Oakland and we're celebrating with Trash Bash VI this year. Trash Bash is a neighborhood clean-up morning where we all gather at the Egghouse (229 Harrison) at 9am to sign in, get tools and gloves, and then head to assigned blocks for massive clean-up efforts. We'll provide latex gloves (heavy duty gloves are always better), bottled water, and various tools.

Our last Trash Bash V had 25 volunteers. I'm hoping we can get AT LEAST 50 people to volunteer. Right now we have about 20 signed up.

Did I mention **DONUTS**? Well, we'll have donuts, juice, and coffee to start the morning, and then when we're all through, we'll have a BIG bbq at 1pm (also at the Egghouse), and we'll have some tasty burgers (meat & veggie) courtesy of Prime Smoked Meats, and tasty beverages - including **FREE BEER**, courtesy of The Warehouse Bar & Grill.

SO, please, if you can, spend your time Saturday working on a worthwhile cause and meeting your neighbors. It's really messy, but it's actually a LOT OF FUN!

First, let's get the bad over with... there is a community meeting MONDAY, MAR 28th at 6pm in the Waterfront Hotel's Regatta Room regarding a possible serial rapist in the area. There have been 3 rapes - one in September at 5th & Webster (under the freeway), one in December at 5th & Union (close to West Oakland Bart), and another one in February again at 5th & Webster. Please attend and get some pointers of what to do and what not to do and what the police know and find out how we can be better informed.

Community Meeting in Response to Serial Rapist

rapist.jpgA serial rapist has struck three times in six months from Chinatown to the West Oakland BART Station. The suspect is described as Latino in his early to mid 20s, 5 feet 3 inches to 5 feet 5 inches tall and between 160 to 180 pounds. The suspect has either black curly or wavy hair sometimes in a ponytail with a tattoo on his left forearm and speaks with a heavy accent.

Please come to a community meting in response to these series of attacks.

    Debris Removal Clarification

    Most of you should have heard by now about the Fourth Street Lofts Debris Removal scheduled for Friday 11 March 2005.

    I'd just like to clarify what exactly constitutes debris and common areas for this event, so there are no surprises on that day.

    Debris is anything left in the common areas, which means anything left in the garage, in a parking stall, under the garage ramp or in the corners. It also includes items left in stairwells.

    It does not mean bicycles in/near the Bike Rack on the first floor.
    Ladders will be removed and put in the FSL Garage Storage Locker.

    New Garage Door to be Installed Next Week

    On Tuesday the 18th of January the new roll up garage door will be installed by Overhead Door Company of the Bay Area.

    There will be no access to the garage by automobile from 9:00AM until 4:00PM on January 18th.

    Homeowner's Meeting Tonight!

    Dear Homeowners,

    This is a reminder that our monthly Board meeting is tonight at 7:00 in Loft 105. Members may click this link to view and print a packet for tonight's meeeting.

    A couple of items...

    1. As a reminder, all Board meetings for the year have been scheduled on the 3rd Monday of each month @ 7:00.

    2. Following our new format, this Board meeting, and every other meeting following that will have a formal a homeowners forum at the beginning of the meeting and will likely be the main part of the agenda. On the alternating meeting dates, the meeting will be primarily for Board business only. We
      are hopeful that this format will help allow homeowners the opportunity to be heard on any issues of interest, while allowing the Board to still conduct its business on the alternate dates - without the need to have 3 hour meetings each time.

This is a relatively painless process, and I recommend you do it. I have required logins on my own site for a long time now. I had hoped that spammers would not discover our humble web site, but alas, these low-life scum are very persistent.

    I am sorry that I have to enforce logins, but without it, our site would be defaced with often offensive blog spam on a daily basis.

    Congratulations to the New Board!

    Last night, the members of the association selected a new board. Congratulations to Jack Allen and John Hagar, who have agreed (albeit reluctantly) to serve along side incumbent Chase Milbrandt.

    I am very excited about the new board. I have a great deal of respect for all three members. Each of them brings a strong set of skills and experience to the board. I expect this board to be more communicative than the last. I have urged all of them to use this web site much more frequently, and I believe they will.

    Serving on the board is an extremely difficult task. It takes W-A-Y too much time to do a good job. It's imperative that we - the residents of Fourth Street Lofts - get more involved with the mutitude of things that need to be done over the coming year. Let's give these guy's a hand - both figuratively and literally!

    Super-Geeky, But Cool

    I finally set up an LDAP server for myself and for the residents of Fourth Street Lofts. This is something I've wanted to do for quite a long time, but unfortunately, it was not as easy as I had hoped. It took a lot of work to get it going! I'm now in the process of adding e-mail addresses of all your neighbors.

    If you are a Windows or Linux user, this address book can be integrated seamlessly into your mail program. Once it's set up, you can even use Start --> Search --> For People to find the e-mail addess of anyone whose name appears in the address book. My hunch is that this can easily be integrated into Mac mail clients as well.

    Add a comment below if you'd like access to this new global address book. It's way cool!

    Nominating Committee Volunteers?

    Neighbors:

    Please let me know if you are interested in serving on a Nominating Committee that will nominate those who will serve on the next FSL HOA BOD.

    According to the CC&Rs, there are three members of the Nominating Committee, at least one of which must be a current director. I will probably be the one director who serves on that committee, but I want to talk to the other two BOD members before that decision is made.

    Paul and Tara Leaving Fourth Street Lofts :-(

    Hi Neighbors,

    I'm sad to say that Paul and I will be leaving the community! We are relocating to Vancouver, BD as Paul has accepted a great opportunity with EA Games.

    Since we're leaving just a few months after we signed another lease (doh!), it's our responsibility to find a new tenant for our loft. William Peters, the loft's owner/landlord, is taking an extended vacation on October 2nd, so we need to find this new tenant ASAP!!!

    If you know anyone who might be looking, would you please forward this to them? We have really enjoyed living there and I wish I could fit the whole building
    in a box to take with me!!

    Unfortunately the pictures came out rather dark, but all of you know that our places are bright and beautiful.

    On a different note, I wanted to send out this PDF on the legal opinion given to FSL HOA BOD earlier this week. The board has NOT had a chance to discuss it, and will not do so until the next meeting.

    The next meeting will be announced by the middle of next week. Now more than even is a good time to plan on attending the next FSL HOA BOD meeting, as we are discussing vitally important issues--issues that involve YOUR money.

    Next Sunday, September 12, the Jack London District Association will celebrate National Neighborhood Day by having a SIDEWALK SALE from 9am-noon (on 3rd Street between Alice & Jackson) followed by a neighborhood BBQ from 12:30pm to 2:30pm (on Harrison between 2nd and 3rd).

    National Neighborhood Day?

    Yes, there really is a National Neighborhood Day - and it's Sunday, September 12th!

    Here in the Jack London District, we will be celebrating the newly formed Jack London District Association by having a SIDEWALK SALE from 9am-noon. We are limiting it to Third Street between Alice & Jackson. Set-up will start at 8am and we are asking $5 per participant to put towards advertising. Please rsvp by September 7th by calling Joanna at (510) 893-4100 or by sending email to rsvp@jacklondondistrict.org.

    After the sale, we're going to have a neighborhood BBQ (from 12:30pm to 2:30pm) on Harrison between 2nd & 3rd. You'll also need to rsvp for that so that we

    We'll be explaining more about the Jack London District Association and the future plans. We're looking for lots of fun people interesting in furthering our great community.

    • Candles - Made by Bluewick, these soy candles produce less toxins than traditional parafin candles. They come in two tin sizes and six scents. Stop in and smell the candles! ($4.99 & $8.99 - great gift idea)
    • Olympic Stamps - Actually, we have a huge selection of stamps, and yes, we sell them for $1.10 more than they cost at the Post Office. However, we have a bigger selection and we're nicer too. (support your local merchants!)

    • Toilet Paper - Nope, we're not going to carry milk or paper towels, but we found some toilet paper that will make you laugh.     Trash Room Help!

    Dear Fourth Street Lofts Residents,

    This e-mail is a call for help from each of you. We have been having a very difficult time maintaining the trash room downstairs.

    The trash room continues to be littered with inappropriate items which are not discarded correctly or do not belong in there at all. Today's case in point is all the Styrofoam material left on top of the recycling bins, the wooden cabinet left in front of the compactor, and the tools left on the floor. Two days ago it was four cans of paint, which is hazardous material and should be taken to a special dump. We often have abandoned furniture, packing materials of all kind left every which place, plastic bags and plastic peanuts put in the recycling bins, trash in the bins, paper in the can bin and visa versa, garbage left on the floor, boxes not broken down and strewn around, and it goes on.

    We are asking our janitorial service to do a thorough cleaning in the trash room every couple of months, which will include steam-cleaning the trash compactor, recycle bins, floor, etc. However, the way things go down there, the trash room gets messed up pretty fast after they clean it.

    In addition to being downright smelly and disgusting, a “trashed” trash room has a negative impact on realtors with prospective buyers see the area. It give the impression of a poorly maintained building, which may lead to a lost sale, or a sale at a lower price, which affects the property values for all of us. In other words, there is a financial reason to take better care of the trash room!

    Please adhere to the following guidelines when putting things in the trash room:


    1. Use quality plastic trash bags and tie them tightly before you throw them in the trash compactor.
    2. Use common sense when deciding what should or should not go into the trash compactor. Hazardous materials do not belong in the trash compactor and need to be disposed of properly.
    3. Do not throw furniture or other things left over from your move in the trash room.
    4. Do not drop anything on the floor. If you see something on the floor, please pick it up and place it where it belongs.
    5. Break down your boxes so that they are flat before placing them on top of the trash compactor.
    6. Be diligent about only placing materials in the recycle bins that belong, according to the label on top of the bin.
    7. VERY IMPORTANT – For security purposes, please ensure that the loading dock door is closed at all times. We have had problems in the past where people off the street have gained access to the building through this door. A few weeks ago, we also had the trash compactor vandalized.

    After careful consideration and after talking with some of my neighbors, I have decided to drop the password requirement for the blog. The "Owner's Only Area" will still require a password, but I can see nothing of a sensitive nature on the rest of the blog. I have had requests for access to the blog from occupants of other buildings in the neighborhood, and this is the easiest way for me to grant it - no password required!
