Super-Geeky, But Cool

I finally set up an LDAP server for myself and for the residents of Fourth Street Lofts. This is something I've wanted to do for quite a long time, but unfortunately, it was not as easy as I had hoped. It took a lot of work to get it going! I'm now in the process of adding e-mail addresses of all your neighbors.

If you are a Windows or Linux user, this address book can be integrated seamlessly into your mail program. Once it's set up, you can even use Start --> Search --> For People to find the e-mail addess of anyone whose name appears in the address book. My hunch is that this can easily be integrated into Mac mail clients as well.

DAYLIGHT SAVINGS TIME
This is the weekend to fall back, and have it get darker earlier.

LUNAR ECLIPSE
Our roof was a great place to watch the Lunar Eclipse Wednesday night. We have some spectacular vista provided by Mother Nature, all for free on our very own roof.

WELCOME NEIGHBOR
ERIC CHENG has moved into Loft #301. He is a friend of the former owners, JEFF and JULIA, who moved to Boston so Julia could pursue her Master's Degree. Jeff said he probably would be returning for business now and again.

Eric, a Stanford grad, is an underwater photographer (still photos and exhibits) and musician. After he gets back from some of his exotic trips, he plans on some musicales. He plays cello and has a piano. Eric also does software work, but that isn't his preference. He travels to exotic and/or far away places for his work. Eric also conducts seminars at conferences, usually in places which have no water. Go figure.

Eric has some interesting redecorating ideas for his corner loft and is looking for some contractor/building referrals.

BUILDING UPDATE
We have a new motion sensor light switch in the Trash Room, as of a week ago Wednesday. It's all automatic so our hands are free to put trash and recyclables in their proper place without having to set things down and forget. The light stays on for 20 minutes.

The room also got cleaned, spackled, patched and painted Friday and the dry wall patched and repaired. Let's keep it clean.

The ceiling electric outlet is in place in our front patio. That's in preparation for the ceiling fan which will drive away the bugs.

In the basement, water leak repair is ongoing and hopefully will be completed soon. Other maintenance work is being done including removal of useless, obsolete pipes and dry wall patching. There appears to be junk removal also.

There is other tidying up and repair maintenance going on throughout the building.

GOOD NEWS/BAD NEWS
The good news is that the preparations we have observed in the lot across the street on the corner of Third and Alice is preventative maintenance for winter storms. The bad news is that Signature Properties really does plan to move ahead with its plans for 91 units and will break ground next year. The latest date set is now March 2005.

FREE BUILDING
We've missed the deadline of 18 October 2004 set by the owners of the Wheelink building across the street on the corner of Fourth and Alice. It was posted that the building would be given away free. The only catch was the taker had to be responsible for moving costs and liabilities. Could this be a precursor to the demolition said to be coming? The posted permit says the building can be demolished after 17 October 2004.

ANNUAL MEETING
Wednesday 3 November 2004 is our Fourth Street Lofts Home Owners Association Annual Meeting. It will take place at 7:35pm in Loft 402. If you can't be present, please utilize your proxy, which was mailed out to you with the notice of the meeting. Instructions for exercising proxies is included with the notice. Among other business to be transacted will be the Election of Directors for the 2005 Board.

VOTING/ELECTION DAY
The deadline for registering to Vote in Alameda County for the local, state and national Elections has passed, and Absentee Ballots had to be received this past Tuesday. Election Day is Tuesday 2 November 2004 and our Polling Place is the (closed down) Jack London Fire House.

For the future, Absentee Ballots can be requested in person from the Registrar of Voters office, which is at 1225 Fallon Street, Oakland CA.

RECYCLING GUIDE
Eventually each tenant will receive an up to date Alameda County Recycling Guide. In the meantime, try www.oaklandrecycles.com. Click on Recycle At Home, and then Click on "Where to Recycle Almost Anything." There is a long, complete and comprehensive alphabetized list of recyclables.

Another good website is www.stopwaste.org.

For those who have Household Hazardous Waste to move on, the next local Drop Off date is next Thursday, Friday or Saturday, 28-30 October 2004 between 9am-1pm at 2100 East 7th Street, Oakland. Use the stopwaste website, click on Household Hazardous Waste and then click on Oakland which will give the days, times, and a link to print out a Waste Delivery Form. It is a couple of miles from here, and it's drive-thru. No need to even get out of your car.

AMTRAK
We have an Amtrak station a block away. Amtrak has a new website, www.amtrak.com. Travel & Leisure Magazine named the website as one of the 35 best travel sites, in the October 2004 issue.

Currently there is a 10 percent discount on most Amtrak reservations.

FUEL FURY
The price of gasoline in our neighborhood is out of sight. I think we have the priciest fuel in the Bay Area. Gas stations in Alameda on Webster and Park Streets are at least 13-15 cents a gallon cheaper. I even got gas today at Blackhawk 13 cents a gallon cheaper than the station on Oak and Fifth Streets.

KCBS.com website has on its Home Page a constantly updated scrolling list of cheap fuel prices in the Bay Area. They also do a daily radio feature updating cheaper gas prices. KCBS, the SF CBS all-news affiliate, is 740 AM on the radio dial.

TWILIGHT MARKET
Tuesday 26 October 2004 was the last night for our summer Twilight Market. It was in Jack London Square, from 4pm-8pm. With the coming of Standard Time, the market ends for this year.

Leak Repairs in Unit 210 - Day 2

These shots are meant to give you some idea how the leak repair process goes. This work was to have begun on Tuesday. Unfortunately, heavy rains that morning soaked my walls, and the contractors arrived only to inform me that no work could be done. That's why the title says "Day 2".

DSC0070.jpg1.) The original wall with crack. Note that this crack is directly under the corner of a window on the south wall of the building. It will be very interesting to see if this work will actually stop or slow the leak.

DSC0080.jpg2.) The first step is to apply a thick substance over the crack. I guess the idea is that this will hold back the epoxy when they pump it into the crack through the short "soda straws" you see protruding from the gray goo. This material dries hard in a hour or two, and will evidently be removed after the epoxy is injected.

OK, the contractors just informed me that their "pump is broken", and they will not be able to compete the job until next week. ARGH! I have already taken two days off of work to get this far.

Trash Compactor Operation

Dear FSL Residents,

I just got done personally placing about a dozen bags of garbage left on the trash room floor into the trash compactor and cycling it four times. I imagine that that happened because it appeared that the trash compactor was "full" or "jammed" so people just started throwing their garbage on the floor. This was not the case this time, and usually isn't. Please do not just throw your garbage bags on the floor - there is a better solution. We all need to make a more concerted effort to push the button on the compactor to cycle it much more frequently so that the garbage that is in the chute gets pushed into the dumpster.

Some helpful tips:


  1. If you throw garbage bags in the compactor and notice that there are already a few in there, PLEASE press the "key" button to operate the compactor. We don't cycle the compactor often enough.

  2. If the garbage bags appear to be clogged in the chute, all you have to do is get a broom or some type of stick to push the garbage bags down a bit, then when you push the button, the compactor can push the garbage into the dumpster. It is a very easy fix.

  3. I also noticed some kitty litter and cat poopies on the floor. If you are going to put kitty litter in the trash compactor - PLEASE double or triple bag the waste before putting it in there so that we don't have any disgusting incidents.

Garage Leak

Congratulations! You may not know it yet, but as a resident of Fourth Street Lofts, you live in one of the best locations in the Bay Area. We are well situated - within walking distance of Jack London Square, BART, AMTRAK, the Alameda Ferry. We have easy access to the Bay Area's major highways. We enjoy some of the best weather in the world. Our crime rate is the lowest in Oakland. California's best museum and some of the best restaurants in the Bay Area are just a few blocks away. But perhaps the best thing about living here is being a part of a our culturally diverse and vibrant community...

Your neighbors form an eclectic group who take great pride in our building - the first loft conversion in the area. We are artists, designers, photographers, computer professionals, lawyers and entrepeneurs. We look forward to meeting you and encourage you to help us keep Fourth Street Lofts a great place to live and work.

Our Building

Originally constructed as a grocery warehouse in 1926, our building was converted to live/work lofts in 1993 by Reynolds & Brown. There are 40 units in the building, some live/work, some residential only and some business only. Most occupants own their units, but a few are leased for rentals. Ground floor commercial space is currently occupied by RBB Architects and the Cuckoo's Nest, our very own cafe/bistro.

There are four floors, plus roof access and an underground parking garage with designated parking spaces and a remote-controlled roll-up door. All but the roof are reachable by a freight elevator. (The fact that the elevator does not go to the roof prohibits us from upgrading the rooftop. Sorry - there will never be a deck on our roof.) There are stairs on either side of the building, but only those on the east side reach the roof.

If you do venture up to the roof, please bear in mind that the roof is delicate and can be damaged easily. Please walk only on the paving tiles. Do not leave trash on the roof. Open flames are definitely NOT ALLOWED on the roof. Common sense, right? Sheesh!

All the perimeter doors facing Fourth Street are locked, with access only gained by a resident's perimeter key or by being "buzzed in". Each individual unit has its own key. There is no master key to individual units.

The garage can be reached from staircases on either end of the building or via the elevator - but only with a special key. Our Rules and Regulations state that "Personal belongings shall not be stored Each unit has its own locked mail box, and there are shelves below for large packages. It is the responsibility of each resident/tenant to make arrangements for package delivery from other carriers. (Joanna at Jack London Mail will happily accept packages for neighborhood residents for a small fee.)

Home Owner's Association

We are governed by a Home Owners Association, which has three members on the volunteer Board of Directors; the Rules and Regulations, the By-Laws and the CC&R's. Please take the time to print these documents and read them.

Our Homeowner's Association will meet the third Monday of each month in 2005. Notices will be posted in the mail room as well as on this web site. Homeowners are encouraged to attend and to participate!

Property Management

Property Management is handled by the Collins Property Management Company. Our designated contact person is Dan Stone. His phone number is 510-262-1795, extension 14. Residents are encouraged to communicate directly with Dan if you notice anything around the building that needs attention. While it is not always necessary to contact board members when you have a problem or question, it is appreciated if you include the board on any communications to the management company. (E-mail addressed to hoa@fourthstreetlofts.com will be routed to all members of the current board as well as to the current management company.)

Dues

Your Home Owners Dues are based on square footage, and include all utilities except gas, which is the responsibility of the tenant. The dues also cover maintenance, upkeep and building repairs. Please bear in mind that our association's biggest expense by far is electricity. Please use this valuable resource wisely.

Building Access and Security

The Sentex is the box containing the alphabetical directory outside the front door. Contact Dan Stone at Collins Management to have your name added to the directory. It is important to know that for security reasons, it is not possible to "buzz someone in" between the hours of 10pm and 7am. Also note that building doors should not be propped open and left unattended under any circumstances.

Moving In/Out

Moving in and out should be done via the loading dock in the Trash Room - not through the front door.

Trash Talk

The Trash Room is at the South end of the first floor hallway, facing Alice Street. It has two doors - one leading into the hallway, and a roll up door leading to the loading dock/street. Neither door is to be propped open and left unattended. It has paper recycling bins and bins for cans, bottles and recyclable plastics. Recycling bins are emptied on Wednesdays.

The compactor is for garbage only. Do NOT dump hazardous materials, paint cans, computers, print cartridges, etc. in the compactor. Animal waste must be triple bagged. Avoid dumping containers with fluids - they leak onto the floor during compaction. Do not dump large items such as mattresses, book cases, trees, pallets, stairs, etc. Inappropriate disposal can result in a fine under the Rules and Regulations.

Garbage can easily be compacted by pushing (not turning) the key near the door handle. Please be courteous - the compactor should not be activated before 9am during the week, 10am on Saturday or 11am on Sundays and never after 9pm, due to its significant noise. Do not overstuff the compactor. If it's jammed to the top with garbage, please take a moment to push the trash down into the compactor and activate the compactor.

Please observe the following guidelines when using our trash room.

  • PAPER
    Paper can be recycled, including phone books. What can't be recycled are plastic bags of any kind. Please dump any recyclables into the bin and dispose of the plastic bags into the Trash Compactor.
  • GLASS, METAL, BOTTLES, CANS
    Glass bottles, aluminum and steel cans and plastics can be recycled. Wash/clean containers. Dirty containers spread odors and attract ants and other pests. Flattened cans take up less room in the bins. What can't be recycled in this bin are paper or plastic bags of any kind, bedding, styrofoam, etc. Please dump any recyclables into the bin, paper in the paper bins, and dispose of the plastic bags in the trash compactor.
  • CARDBOARD BOXES
    Please break down and place on top of trash compactor.
  • HOUSEHOLD HAZARDOUS WASTE
    Hazardous wastes should NOT be disposed of in the copmpactor or just dumped in the trash room. It is each owner's responsibility to properly dispose of hazardous household waste! Alameda County Waste Management has a nearby drop-off site at 2100 East Seventh Street in Oakland. It is open several days a month, by scheduled appointment or designated drop-offs. Accepted items include household batteries, paint, cleaners, etc. Its website lists map, schedules, what can and cannot be dropped off, a link for downloading the waste delivery form, and a link to request a scheduled appointment.
Our Association is committed to recycling and clean waste management; it benefits all of us. Our trash room is for owners and residents, and we all have a responsibility and obligation for its maintenance. Let's keep it clean!

Transportation

There are numerous ways to get in and out of the Jack London District:
  • POSEY TUBE
    This underwater tube to Alameda is the fastest way from Jack London Square to Alameda's Marina Square - about five minutes. (While you're in Alameda, be sure to check out the fabulous Rosenblum Cellars.)
  • AC TRANSIT
    There is one bus stop in front of Amtrak and others running up and down Broadway. The phone number 510-817-1717.
  • AMTRAK
    The train station is a block away on Second and Alice. Super-convenient!
  • BART
    The closest BART station is the Lake Merritt station on Oak and Eighth Street - walking distance from us. Another close station is the Oakland City Center station/12th Street, at 12th & Broadway, also within walking distance if you like to walk. BART was recently named the Number One Transit System in the United States.

    There are trains going to San Francisco Airport, with the BART terminal right inside the Airport Terminal, for $5.25. From the Lake Merritt Station, take a Daly City train to Balboa Park and transfer to a Millbrae train. The entire trip takes under an hour. From Oakland City Center it's a non-stop on the Millbrae train and takes 45 minutes.

  • OAKLAND/ALAMEDA FERRY
    Probably the best way to get to the city, The ferry leaves from Jack London Square and stops in Alameda before traveling onto San Francisco Ferry Building, and then on to Pier 23. The ferry makes a special run to 3Com Park for Giants baseball games. On the weekends there are special trips to Angel Island.
  • The Oakland ferry terminal is located at the foot of Clay Street near the intersection of Clay and the Embarcadero, Jack London Square. Free validated parking is available at the Washington Street garage two blocks from the ferry terminal. It is a short five-ten minute walk from Fourth Street Lofts.

    The Alameda Main Street terminal is located at 2990 Main Street. Free parking is available adjacent to the dock.

  • BAY AREA TRAVEL GUIDE
    A very cool resource. Dial 511.

Networking

Our building currently has two business class dsl lines. These lines offer download speeds up to 6 megabits/second and uploads at 768K. These links are very fast and well-maintained by people whose livliehood depends upon excellent connectivity. Before ordering your own cable or dsl hookup, it would be best to contact Bob Hogg at Jacklondon.net or Jim Pire, the fourthstreetlofts.com webmaster. Your loft may already be wired into one of these networks.

Fourth Street Lofts obviously has a web site. We also have an LDAP server with e-mail addresses for most of the tenants. Building residents who would like an e-mail address in the fourthstreetlofts.com domain can get one by contacting the webmaster.

Miscellaneous

STREET CLEANING
Oakland's street cleaners do Fourth Street twice a week. Don't plan on leaving your car parked in front Monday nights/Tuesday mornings or Wednesday nights/Tuesday mornings. The ticket costs $42 or more.

NEWSPAPERS
They are usually delivered to the front porch in the wee hours. Tenants usually bring them in to the metal bin by the front door. After two days those unclaimed papers are recycled.

Annual Meeting

The annual meeting will be held on November the 3rd, 2004. It will be in my loft, 402. The time will be 7:35 PM. I hope to see all of you there.
