Is it just Me...

...or do you agree that our building's interior signage leaves much to be desired? Could we please consider upgrading it sometime? These multicolored rub-on letters are showing their age. Do any of my talented neighbors have any ideas as to how to improve our sorry-looking interior signage? Does anyone know how text is applied directly to a wall? You know - like you would find in an art museum?

Trash Room Help!

Dear Fourth Street Lofts Residents,

This e-mail is a call for help from each of you. We have been having a very difficult time maintaining the trash room downstairs.

The trash room continues to be littered with inappropriate items which are not discarded correctly or do not belong in there at all. Today's case in point is all the Styrofoam material left on top of the recycling bins, the wooden cabinet left in front of the compactor, and the tools left on the floor. Two days ago it was four cans of paint, which is hazardous material and should be taken to a special dump. We often have abandoned furniture, packing materials of all kind left every which place, plastic bags and plastic peanuts put in the recycling bins, trash in the bins, paper in the can bin and visa versa, garbage left on the floor, boxes not broken down and strewn around, and it goes on.

We are asking our janitorial service to do a thorough cleaning in the trash room every couple of months, which will include steam-cleaning the trash compactor, recycle bins, floor, etc. However, the way things go down there, the trash room gets messed up pretty fast after they clean it.

In addition to being downright smelly and disgusting, a “trashed” trash room has a negative impact on realtors with prospective buyers see the area. It give the impression of a poorly maintained building, which may lead to a lost sale, or a sale at a lower price, which affects the property values for all of us. In other words, there is a financial reason to take better care of the trash room!

Please adhere to the following guidelines when putting things in the trash room:


  1. Use quality plastic trash bags and tie them tightly before you throw them in the trash compactor.
  2. Use common sense when deciding what should or should not go into the trash compactor. Hazardous materials do not belong in the trash compactor and need to be disposed of properly.
  3. Do not throw furniture or other things left over from your move in the trash room.
  4. Do not drop anything on the floor. If you see something on the floor, please pick it up and place it where it belongs.
  5. Break down your boxes so that they are flat before placing them on top of the trash compactor.
  6. Be diligent about only placing materials in the recycle bins that belong, according to the label on top of the bin.
  7. VERY IMPORTANT – For security purposes, please ensure that the loading dock door is closed at all times. We have had problems in the past where people off the street have gained access to the building through this door. A few weeks ago, we also had the trash compactor vandalized.

Garage Lighting

There was some delay in getting the fixtures that we need, and that was compounded by scheduling conflicts with the contractor.

Though I cannot be certain, we hope that project is completed no later than the middle to end of July.

Newly Painted Railing

You may have noticed that the hand rail by the steps in front of the building have been sanded and repainted. Now they are no longer rusty and shabby looking!

Parking Garage Waterproofing

This is an announcement to let everyone know that Rainbow Waterproofing has been contracted to finish waterproofing the areas of the parking garage where we constantly have water seeping into the building. We don't have an exact schedule yet, but we anticipate that the work will be able to get done in the next couple of weeks. After this waterproofing work is done, we are going to keep an eye out to see if any more leaks form, particularly after the rainy season begins. If more leaks occur, we may decide to have Rainbow come back and do additional work. I don't know about you, but it is very exciting for me to think that we may get rid of the standing water down there!

Elevator Out of Service Tonight!

Please be advised that the elevator will be out of operation from 7:00 PM tonight (Thursday June 17th) until 11:00 PM. The wood floor is being cleaned, sealed, and water-proofed.

Change in the Blog Security Model

After careful consideration and after talking with some of my neighbors, I have decided to drop the password requirement for the blog. The "Owner's Only Area" will still require a password, but I can see nothing of a sensitive nature on the rest of the blog. I have had requests for access to the blog from occupants of other buildings in the neighborhood, and this is the easiest way for me to grant it - no password required!

Lofts for Sale

loft_208_4sale.jpgThere are currently two lofts for sale in the building - loft 208 and loft 305. I found this flyer in loft 208. I notice that it incorrectly states that the ceilings on the second floor are 15 feet high. I wish! They are actually just 12-1/2 feet high.

Anyone have a copy of the flyer for unit 305? If so, get it to me and I'll post it!

I apologize for the late notice but I just learned of tonight's meeting...

There is an EIR Scoping Meeting tonight at 6:30pm at the Jack London Aquatic Center, 111 Embarcadero East in Oakland. It will be a Community Meeting to discuss the plans for 3100 residential townhomes on 62 acres of Port of Oakland land. There is a bill in the California Legislature now for the Port of Oakland to trade that land for some other land (unknown where).

Another meeting which is very important is next Tuesday 15 June 2004 at 7pm in the Oakland City Council Chambers at City Hall, 14th & Broadway. There is free parking in the garage attached to City Hall. If the weather is good, it's also a nice walk from Fourth Street Lofts. This will be our LAST chance to say anything about the Jack London Square Partners Redevelopment Plan. Something which may or may not end up being part of the plan is a proposed Parking Garage at the Amtrak Station.

Among concerns for those of us in Jack London District are:

1. Final development plan which is being approved for all nine buildings, including the parking garage - which is problematical because even the architect acknowledges it should be improved.

2. Conditional Use Permits for fast food are not being required, which is different from everywhere else in Oakland, where they are required. Why is our area being given the short shrift?

3. A Mini Design Review Committee is being created for any changes which come up, with no allowances for the Public to be part of that Committee.

4. Parking Mitigations are still not clear.

    Waterfront neighborhood frustrated by City Council inaction

    OAKLAND -- Parking in the Jack London Square district can be like a nightmare or finding a gold mine; it just depends on what time you get there.
    If it's early enough, you could have your choice of more than 1,000 on-street parking spots for free. Getting there late means you'll be cruising block to block with little hope of ever finding a location.

    Weekdays are worse than weekends.

    In the rush to develop lofts and transform the industrial neighborhood into a residential one, traditional parking regulations for city streets have been largely ignored.

    The result is a hodgepodge of rules that have left at least 1,000 spaces without either meters or time limits, allowing commuters and others to park in the district for free all day.

    While that might seem like a gift for those living or working there, it has not been.

    "By about 9 o'clock, we are pretty much filled up around here," said Gary Knecht, president of the South of Nimitz Improvement Council. "The commuters come in and leave their car here all day."

    Business owners can't find space for employees, shoppers can't find space for shopping and residents can't find spaces if they return home in the afternoon.
    Years of frustration led to the creation of a committee of residents and business owners.

    After almost two years, the group came up with a plan to solve the problem.
    Four-hour time limits for street parking would be implemented during the workday. A $100-a-year permit would be available for residents, business owners and employees to park for any length of time.

    The plan would expire in three years, when a new parking garage at the Jack London Square Amtrak Station is scheduled to be constructed.
    The permit would cost more than triple the amount paid by other residents in other neighborhoods.

    "We have a solution that everyone here agreed with," said Joanna Adler, owner of Jack London Mail and key member of the committee. "People are willing to pay this fee. It is an opportunity to create a unique plan for a unique area."
    The only problem is, a majority of the Oakland City Council doesn't like the idea. Instead, the majority favored a four-hour time limit but rejected the idea of giving permits to businesses.

    "It's a little more complicated than just doing it for that one area," said City Council President Ignacio De La Fuente (Fruitvale-Glenview). "We commend the community for putting together all of that effort and all of that time, but this would have citywide implications."

    The city has never issued on-street parking permits for businesses, De La Fuente and others said. Therefore, by doing so in Jack London Square, the city could open a Pandora's box where business in other parking-troubled neighborhoods would request a similar permit.

    "If the city did this, I bet you Chinatown would come up with a plan, Fruitvale would come up with a plan," said Councilmember Henry Chang Jr. (at-large). "It will set a precedent where everywhere will be asking for it."

    In addition, those council members opposed to the plan said allowing businesses to buy permits would be similar to the city giving them a subsidy for on-street parking.

    Those who came up with the plan were angry that a majority of the council rejected their idea.

    "It took a lot of time, a lot of effort and a lot of meetings," said Steve Sacks, owner of Prime Smoked Meats. "We involved everybody. We tried to tweak this whole thing around to satisfy everyone, but then it didn't seem like it was good enough."

    Sacks and Adler argued the Jack London Square district is different from other city neighborhoods and should have its own unique parking plan.

    In fact, the group had amended its original plan for $100 parking permits to one that would raise the price to $200 for the right to purchase a second permit. It was a move made to ensure the program would be revenue-neutral or even make money for the city, they said.

    "The city stood to make a substantial amount of money, but it wasn't good enough," Sacks said.

    Despite the conflicts over the neighborhood plan, Councilmember Jane Brunner (North Oakland), who said she can support some version of the plan, said the debate should be continued.

    "I'm not at all concerned about setting a precedent there; it's a unique area," she said. "I'm interested in supporting some form of permit parking and believe each neighborhood should be looked at differently."

TV choices?

I hate TV with a passion... hate it hate it hate it.

I'm also a semi-professional poker player. With the current popularity of televised poker, I feel like I have no alternative but to get cable/satellite so that I can keep up with what's going on.

I know that I can get Comcast cable, and I seem to recall that there's also a satellite dish in the building, but I never paid attention to the specifics because I was never going to connect to either. (Heh.) My needs are fairly simple: ESPN and The Travel Channel. Do both systems offer both? What is pricing like?

I'm sending this to various folks here in the Jack London District. If you have a way of passing this on to others in your building/office, please do so. There is a lot going on in the JLD!

There is an article in today's Oakland Tribune highlighting the on-street parking issues we face here in the Jack London District. On June 1, City Council voted to put 4-hour parking signs throughout the District, without a coordinating permit plan. Not good if you currently park on the street during the workday!

How to use the Sentex pdf.png

I just found this document. I'll bet most of you have never seen the official usage instructions for the Sentex system. New tenants should also know that it is not possible to "buzz in" a visitor after 10:00 PM for security reasons.

Note that I put this entry in two Categories - "Document Library" and "New to the 'Hood". Are you beginning to see the value in this simple system?

In case you were wondering why our "Fourth Street Lofts" sign is no longer lit-up at night... The lights on some of the letters were not working, so the Board decided to disconnect all of them until we can get the repairs done.

The Pearl District

I just wanted to share with everyone a Web site for the Pearl District in Portland, OR. I used to live in Portland before moving to Oakland over 5 years ago. The Pearl has a lot of parallels with our Warehouse Waterfront District (old industrial urban area), but they are much further along in the development of the neighborhood. It is truly a beautiful and special place. Most of the real estate are lofts, which you will be able to see among all of the other interesting things to explore. I think the Pearl District could be inspiration for the WWD and Jack London Square... Let me know what you think.

A Call for Content

Thanks very much to all who have taken a moment to have a look at the Fourth Street Lofts Web Site. My logs indicate that 17 unique visitors have checked it out so far. That's about 60% of the people who were notified of its existence - not bad. Now, I'm asking for your help.

If you have any comments or suggestions, I'd like to hear them. If you'd like to have the ability to POST messages on the web site, just ask! If you want to get involved in any way, I'm begging you to do so. In particular, I'm looking for content. I need anything that could be of use or interest to tenants of the Fourth Street Lofts.

It would also be nice to have a list of important phone numbers, local merchants, or anything else you can think of. Ideas? How about historical images? Links to relevant web sites. Restaurant reviews. Neighborhood resources, etc.

I have access to high-speed document scanners, so I'll post things like CC&R's and bylaws as soon as possible. I'd also like to see meeting minutes, announcements and other board business posted in the (secure) Owners Only Area.

Maintaining a web site can be a lot of work for one person. This is why I chose the Web Log (BLOG) format - so that others can add comments and create their own entries. I'm sure you know that the more people that get involved, the better and more useful the site will be. So, even if you are too shy or too busy to post an entry to the blog from time to time, please send everything and anything of interest to me, and I'll be sure that it finds a permanent home on our blog!

The Sign is Up!

I'll add the neon behind the sign as soon as I figure out the best way to do it. One thing is for sure - all of the letters will be illuminated all of the time in the virtual loft! :-)

If so, you'll be delighted to know that Heartsong Audio has moved to Jack London Square. They're having a grand opening celebration tonight. I'm sorry I won't be able to make it - they have some spectacular sounding (and VERY expensive) toys on display. If you get a chance, you should check it out and welcome them to the 'hood!

We have new neighbors in Loft #307, which used to be occupied by Cho Kwan Accounting. T.J. BECKER, wife CORRIE, daughter MADELEINE (6 1/2 years old) and their whippet BOWIE. They have been here two months. Welcome!

CHO KWAN moved his firm down to Sierra Lofts and he's on Fourth Street in #111.

Next door to Kwan is a brand new hair salon, Amanda's, which just opened in #112.

Next time you're walking around the corner, check out the intersection at Third and Alice. Notice we now have two Stop signs on Third Street, on either side of Alice. They were installed early Thursday morning. We now have a safer four-way stop intersection, free of barreling trucks, speeding noisy motorcycles, and hotrodders. Thanks go to JOANNA ADLER of Jack London Mail who lobbied the City for the past 18 months to install the signage.

The Oakland Museum is located at 1000 Oak Street, a nice walk from us.

MORE ARTISTIC ENDEAVORS
Glassmaker ESTEBAN PRIETO, artist GEN OBATA, and jewelry maker NORI OBATA, will be holding a Studio Art Sale at Old Studio, 1792 - 12th Street in Oakland two weekends this month - 12-13 June and 19-20 June, 10am-5pm. Prieto makes blown glass tumblers, Gen Obata illustrates books and note cards, and Nori Obata makes glass bead jewelry.

Next door at New Market Lofts will be Open Studio this weekend and next, 11am to 6pm, at 201-4th Street in Loft #403. Erin's open studio is part of the East Bay Open Studio, staged by Pro Arts. It has a Preview Exhibition at its new location, 550 Second Street.

Pro Arts is in the Iron Works Building at Second and Clay Streets, across the street from Cost Plus Imports. In the same building is the Ironworks shop (which used to be next door and was then called Whales and Friends). On the other side of the Ironworks shop is Bed, Bath and Beyond.

Next week, Metrovation Brokerage is holding an open house to showcase the Ironworks Building, Friday night 11 June 2004 1-5pm and Saturday 12 June 2004 9am-12 noon. Come in the Ironworks Building at 580 Second Street. Go in the main entrance, go upstairs and turn right. The Metrovation office is down the hall on the left - #260.

MISSING IN ACTION
All of the shopping carts have been missing from the garage for at least a fortnight. The residents would really appreciate their return.

PEANUTS - NOT!
Styrofoam peanuts do NOT belong in any of the recycling bins. And they are better served being recycled than dumping in the trash compactor. Jack London Mail around the corner accepts them for recycling. Do yourself and all of us a favor and recycle rather than trash them.

Oak to 9th Avenue Project Meeting on Wednesday

    SONIC BOOM has been informed that another very large waterfront project (like Jack London Square) is in the works. This one is 3,100 residential units on 62 acres of Port land just to the east of Jack London Square (between Embarcadero and the Estuary from Oak St to 9th Ave).
    To find out more, you are invited to a "community meeting/EIR scoping session" on Wednesday, June 9, at 6:30 PM at the Jack London Aquatic Center, 115 Embarcadero East (see www.jlac.org for directions). This is a public meeting, open to all. Several City Councilmembers are expected to be in attendance (Nadel, Brunner, Wan). Here is a description of "The Estuary" from the developer's website: "Contemporary 2 and 3 bedroom townhouse-style attached homes along the Oakland Estuary Waterfront. Contemporary architecture combined with urban amenities make The Estuary unique. Homes will include 2-car garages and balconies with waterfront views. The Oakland/Alameda area is an ideal living location, with business opportunities, recreational activities and community conveniences. Waterfront walking paths will provide endless outdoor opportunities for residents of The Estuary. Neighborhood parks and open space will create a recreational treasure along the water. Here is a description provided by the City: "The entire project site is approximately 62 acres of waterfront property owned by the Port of Oakland. The proposed project includes up to 3,100 residential units, 200,000 square feet of ground-floor commercial space, 3,500 structured parking spaces, approximately 27 acres of public open space, two renovated marinas, and a wetlands restoration area. The project is proposed to be constructed in phases over approximately ten years. The site is currently occupied by a combination of commercial, warehouse and light industrial services. The existing buildings on the site will be demolished, with the exception of a portion of the Ninth Avenue Terminal shed building, Estuary Park, and the Jack London Aquatic Center. The site is primarily zoned M-40 Heavy Industrial with a small portion zoned S-2/S-4 Civic Center/Design Review.

    "The General Plan land use designation is the Estuary Policy Plan's Planned Waterfront District (PWD-1). As it pertains to the project area, construction of the proposed project will require consideration of amendments to the City of Oakland Estuary Policy Plan, a rezoning of the property because it is not currently designated for residential or commercial uses, approval of a subdivision map, design review approval, a development agreement, and possibly other City approvals/actions. In addition, approvals or permits may also be required from other agencies for activities such as modifications to the shoreline, demolition of structures, site remediation, wetlands restoration, local and regional access, and possibly other activities. One or more parcels in the project area may be listed on the ?Cortese List? of hazardous waste sites (Government Code Section 65962.5)."

Rendering Realism

north_wall.jpgI'm continuing my work on the 3D loft project. This week I learned a lot about acheiving high-quality output. I now have the sun placed into the scene, more accurate color, better textures, etc.

Network Options at Fourth Street Lofts

We have excellent Internet connectivity options here at 247 4th Street. There are currently two 6 megabit Business dsl connections into our building. One is through SBC and operated by Bob Hogg at Jacklondon Networks, the other is a Speakeasy dsl line and is hosted by me. Both offer significantly higher speeds than "ordinary" dsl or cable connections. We can offer better pricing and better service, and in most cases, no installation charge and immediate availability.

I would strongly recommend that homeowners and renters talk to Bob or myself before installing their own broadband connection. If you'd like to know more, please contact me!
